Country house / finca with two separate houses and 26,000 sqm dehesa (finca with oak trees) and a complete campground with 30 pitches and a 440 sqm building.
The finca is well situated in the triangle of the UNESCO world heritage cities of Cáceres, Mérida and Trujillo. A new tarmacked country lane with is used only by the inhabitants of the next village cross the border of the finca.
The main house was constructed in 2009/2010. This house has two floors. There is a nice patio and a surrounding terrace. The ground floor has a large salon (this is open for two floors!), a modern kitchen, a guest toilet, another salon with chimney and the master bedroom with a bath en suite. The first floor has a bedroom and a very large room. Here it is possible to separate this room into two more bedrooms with one bathroom. The terraces are not tiled yet but all the tiles are there. The work must be done by the new owners.
The second house is at the other end of the finca. This is a reformed stone building with appr. 50 sqm and a large covered terrace. Inside is a salon with open kitchen, a bedroom with walkable wardrobe and a bathroom.
Close to this house is a wooden barn which is used at the moment for storage. If you like to get animals (e.g. horses, donkeys) you can use this barn for this as well.
The finca has a 140 m well for very good drinking water. The well gives app. 10,000 L per day. Electricity is by solar power and diesel generator. The solar power gives max. 15,000 W with 380 V and the generator gives max. 60,000 W by 380 V. The costs are very low. For 4 persons you need appr. 70 Euros diesel per month.
The main house was built with Thermobloques, that give you a good climate in winter and in summer. All windows and outside doors are German PVC and double glazed. The floors at the ground floor are tiled (some with mosaics) and the floor at the 2nd floor has laminate.
Direct at the terrace of the main house is a 4.5 m pool to refresh.
There are no neighbours close to the finca and it is not permitted to build more at the neighbouring plots. The neighbouring fincas are used by sheep and cows for grazing.
The houses have all papers (building license) and are registered.
With this two houses incl. comes another (newly built in 2009/2010) large 2-floor house with appr. 450 sqm, a very large pool, an appr. 50 sqm chapel and a ready fitted campground with 30 pitches, a restaurant with outside terrace, and very luxury bathrooms.
This camping is separated to the other two houses / part of the finca and can be rented, self used or can be changed in a pension, B&B or country hotel.
The selling price is a bargain; the owners must sell due to family problems. Therefore, they have reduced the price drastically to make it very urgent to sell. The selling price is negotiable. The BBVA Bak in Trujillo have made a taxation of about 600,000 Euros. |
